Buying a Home

Purchasing a home is one of the most significant decisions that you will make in a lifetime. It’s not just about acquiring a property; it’s about investing in your future, finding a place to call your own, and creating a space where memories will be made. Knowledge and expertise matter greatly in finding the right home.

A Buyer’s Agent is essential in this process, as they have a fiduciary responsibility to represent the buyer and protect their interests, just as a seller has a listing agent to ensure they get top dollar for their home.

The 10 Steps to Homeownership

Connect with Abdul Alhilal Real Estate

Discuss your goals and gain a clear understanding of the process.

Get Pre-Approved

Lock in a mortgage pre-approval. Shows sellers you're a serious buyer and tightens the range you can confidently shop in.

Start the Home Search

Tour homes that match your must-haves vs. nice-to-haves — location, schools, commute, condition. The clearer your criteria, the faster the right home appears.

Make an Offer

We craft a strong, strategic offer based on comp data, market conditions, and the seller's likely motivations.

Negotiate & Acceptance

Expect back-and-forth on price, contingencies, credits, and timeline. We negotiate on your behalf to protect your position and land an accepted offer.

Do Your Diligence

With your offer accepted, schedule the home inspection, submit your full mortgage application, and confirm any other contingencies on the contract.

Get the Appraisal

Your lender orders an appraisal to confirm the home's value matches your contract — we navigate any gap on your behalf.

Loan Cleared to Close

Underwriting completes, the lender clears your loan, and a final closing date is confirmed and set.

Do a Final Walkthrough

One last look 24–48 hours before closing to verify the home is in the agreed-upon condition.

Close & Welcome Home

Sign the closing docs, grab the keys, celebrate. Abdul Alhilal Real Estate remains a resource long after closing — referrals, future moves, market check-ins, and answers when you need them.

We met Abdul and his son Moe at an open house. As first-time home buyers in Michigan, we honestly didn’t know where to start and thought buying a home might be impossible. Abdul connected us with his preferred lender, helped us understand the process, and made everything feel easy with no hassle. We ended up finding the right home and couldn’t be happier. Highly recommend Abdul if you’re a first-time home buyer looking for a real estate agent in Michigan.

Abdul is great at communicating, he always answers the phone and if he doesn’t he’ll contact you at his earliest convenience. If he doesn’t know the answer to a question he’ll look into it, he listens to your concerns and wants your best interest not just commission. I went through two realtors prior to Abdul. From the time we met at the open house he’s been very persistent at helping my family find our home during a three month journey. Thanks again my friend

Abdul was a pleasure to work with through our buying and selling process. He was very professional and made sure we understood each step and were comfortable with our decisions. He's not just our agent now he's a friend.

FAQs

1. How much do I need for a down payment in Michigan?

It depends on the loan. Conventional loans can start around 3–5% down, FHA around 3.5%, and VA or USDA loans may allow 0% down for eligible buyers. Michigan also has MSHDA down payment assistance programs for qualifying first-time buyers. We’ll connect you with lenders who can map out your real numbers.

2. Should I get pre-approved before I start touring homes?

Yes. Pre-approval tells you exactly what you can afford and shows sellers you’re serious. In competitive Birmingham and SE Michigan neighborhoods, offers without pre-approval often get passed over. It usually takes a few days once you submit income, asset, and credit documents.

3. What's the difference between pre-qualification and pre-approval?
Pre-qualification is a quick estimate based on info you self-report. Pre-approval means a lender has actually verified your documents and issued a conditional commitment. Sellers take pre-approval far more seriously, and it’s what you want in hand before writing an offer.
4. How do I decide between must-haves and nice-to-haves?

Must-haves are things you can’t change — location, school district, commute, lot, bedroom count. Nice-to-haves are things money and time can fix later: finishes, paint, appliances, landscaping. Sorting your list this way keeps you from passing on the right house over cosmetic issues.

5. How long does the home buying process take?

From accepted offer to closing, most financed purchases take 30–45 days. Cash deals can close in as little as two weeks. The search itself varies widely — some buyers find the right home in two weekends, others take several months depending on inventory and criteria.

6. Who pays the real estate agent commission?

Commission is negotiable and agreed to in writing before you tour homes. Sellers may offer to cover part or all of the buyer’s agent compensation, but that’s no longer automatic. We’ll walk you through exactly how it works in your situation before you sign anything.

7. What happens during the home inspection?

A licensed inspector reviews the structure, roof, foundation, electrical, plumbing, HVAC, and major systems. In older Michigan homes, we also look closely at basements, drainage, and furnace age. You’ll get a written report, and we use it to negotiate repairs, credits, or an exit if something serious surfaces.

8. What if the appraisal comes in lower than my offer?

You have options: the seller can lower the price, you can cover the gap in cash, both sides can split the difference, or you can renegotiate or walk if you have an appraisal contingency. We handle the negotiation and advise you on which path protects you best.

9. What are closing costs and how much should I budget?

Closing costs typically run 2–5% of the purchase price and cover lender fees, title work, escrow, prepaid taxes and insurance, and recording fees. In Michigan, buyers should also plan for property tax proration. We’ll give you an itemized estimate well before closing day.

10. What am I looking for during the final walkthrough?

Confirm agreed-upon repairs were completed, all included fixtures and appliances are still there, the home is empty and broom-clean, and nothing new has broken. Run faucets, test outlets, check the furnace. We schedule this 24–48 hours before closing so any issue can still be addressed.

11. Can I back out after my offer is accepted?

Usually yes, if you’re within a contingency window — inspection, financing, or appraisal. Backing out after contingencies expire typically means forfeiting your earnest money deposit. We structure contingencies carefully so you keep protection without weakening your offer.

12. Do you work with first-time buyers?

Absolutely. First-time buyers often benefit most from having someone explain each step, flag risks early, and handle negotiation. We also stay a resource after closing — referrals for contractors, market check-ins, and answers whenever you need them.
